320 Union Project
Zebiak supplied a full range of services and expertise to make this Strathcona, Vancouver MCD retention project a great success! The original scope of work was to underpin the existing foundation, which avoided having to excavate adjacent to the neighbouring house on the PL. This process would have been slow with multiple concrete pours and a lot of hand digging. Further, it would have resulted in an inferior final product: a 100 year old foundation with many cold joints from the underpin and inferior exterior damp proofing and perimeter drainage. Zebiak was able to propose a better solution. We lifted and moved the house out of the way to the rear of the lot. Then installed 4.5” pipe soldier piles and wood lagging to support the West excavation cut and neighbouring house. This allowed for the construction of a brand new and reinforced foundation with new dampproof and dimple membrane and all new perimeter drainage. This old house now sits on a solid foundation and should easily last 100 more years. As a bonus, we cut the schedule timeline in half for this scope of work, while finishing with a far superior foundation.
